You'll need some capital and to make a decision on investment style. Passive, purchasing ready to let properties with finance, sinking the deposit in and taking the cash flow and waiting for natural capital growth. Or active, purchasing below market value, forcing appreciation to refinance, pull out initial capital invested and then hold a higher return asset for cash flow and natural capital growth.
Options - Buy To Let, House in Multiple Occupation, Blocks of flats, for private or social housing style tenants
Create a regular income from rent to rent
Running an active property portfolio, with less up front capital put in, and more effort put in. A way into the market for investors with the energy and skills to manage properties and build a business, but without the capital base to purchase outright themselves.
Create cash chunks from sourcing
Putting together deals to pass onto other people, less capital up front required, although like any business there will be up front costs, and a good earner for taking finders fees/sourcing fees for brokering deals. A great way into the market for those with a low capital base or other barriers to direct ownership of property, for those who want to build and exploit a network of contacts putting deals together as a buyer's agent.
